Exceptional - 2.5-hectare estate within the Monfragüe National Park in Extremadura, Spain’s far west

It is located just 25 km from Plasencia, and 20 km from the Madrid-Lisbon highway.

The house, on one level, is of traditional stone construction. It consists of a 30 m2 living-kitchen-dining room with an open fireplace, two bedrooms, a bathroom and a small room that houses the fridge and serves as wardrobe & storage, to which we must add an 18 m2 porch. In total, the house and porch cover 84 m2.
Above the hallway is a loft, large enough for a bed and more things.

Other constructions on the property:
- a hut with traditional thatched roof, furnished with two beds, a table and a bottle rack. Like the house and the shed, it is solar powered.
- a shed of about 7 m2 where firewood etc. Are stored.
- a chicken coop
- A small construction, hidden behind a thicket, housing the solar-energy batteries that power the whole estate.

The 2.5-hectare property contains many trees, including olive trees (over a hundred), holm oaks, cork oaks, fig trees, chestnut trees, almond trees, and also a walnut, an orange tree and a peach tree. Water is provided by a spring, a well, and a 5,000-liter tank. Power is supplied by solar panels, invisible from the house, the entrance and most places.

It includes a small orchard of 60 m2 with access to water.

The complex is fenced with grid wire, 1.80- meter high.

Currently the estate is used for recreation, but it is also registered as an agricultural exploitation.

The house is sold with the furniture and equipment necessary for its use.

The Monfragüe National Park is famous in Europe for housing five species of eagles (Imperial, Royal, Bonelli's, Short-toed and Booted), three of vultures (Griffon, Black and Egyptian) as well as Black Storks and Goshawks, and the usual mammals to be found in the forests of Spain (deer, wild boars, genets, martens, badgers, etc.).

As resident of the National Park, you have access to its coniferous and Mediterranean forest where, comes autumn, mushrooms abound and deer bellows can be heard.

Within the National Park, the property is located in a privileged area of restricted access to the public, only one kilometer away from a special reserve for large birds of prey. It is not uncommon to see them flying over the property.

There is Internet access, with possibility of expansion if large data capacity is needed.

The property is duly registered in the Plasencia property registry, and its ownership is evidenced by a notarized deed.
