Key Points
The apartment enjoys an impressive location, with balcony views providing a 180-degree panorama of forested hills to the east, sweeping across to Girona cathedral and the old town wall to the west.
The roof terrace spans the front of the property, with the rolling hills of conifers across the valley providing a spectacular setting for summer barbecues.
The apartment is located towards the end of a quiet cul-de-sac, presenting a rare opportunity to acquire a home situated on the lower slopes of Montjuic hill, overlooking the beautiful Sant Daniel Valley nestling just behind Girona cathedral. In fact, the apartment offers the perfect blend of city and country living, ideally placed to combine walks to and from town with the peace and tranquility of the open countryside.
The apartment also lies within walking distance of the train station, with a short 45 minute commute to Barcelona, and is just 30 minutes from the beaches of the Costa Brava.
Rooms
The first-floor apartment benefits from three bedrooms, a bathroom, a lounge, a kitchen and a separate dining room, as well as use of an upstairs laundry room and large storeroom (a rarity in Spanish apartments) along with a stunning roof terrace.
Available Now
The apartment of 90 square metres is brimming with possibilities for a young family - or would also suit working professionals or a retired couple - and is available to move into immediately (with no onward chain) and with physical face-to-face viewings possible now - please contact us to book a viewing visit, which we can normally arrange at 24 hours notice.
Parking and Private Entrance
With our quiet road providing 24-hour free parking, passing through the front gate from the street takes you up the external staircase to the first floor. The apartment has its own private front door, allowing direct access, rather than requiring access through a common foyer (which is normally the case with Spanish apartments). Upon entering the apartment, heading straight ahead would take you into the dining room and then into the kitchen beyond. Alternatively, heading right leads into the hallway, and turning right again brings you to the family lounge.
Lounge, Kitchen and Separate Dining Room
The lounge is a bright and airy living space flooded with natural light, looking directly across to the cathedral, with French windows providing access onto the balcony.
The tiled kitchen/breakfast room benefits from a range of fitted wall and base units with work tops, a double sink with mixer tap, and a gas hob with stainless steel extractor hood and oven, with space for a breakfast table and fridge/freezer.
The kitchen then opens to the dining room, where recessed spotlights and a charming natural stone chimney breast create an attractive focal point to the room.
Bedrooms and Bathroom
The master bedroom is also south-facing with French windows leading onto the balcony. The second bedroom to the rear of the apartment is a cosy single bedroom (or with bunk beds) which could also be used as a playroom (or a music room) or as a dressing room. The larger third bedroom benefits from full-height fitted cupboards, and could easily accommodate either a single bed or a double bed, or would also be perfectly suited to use as a home office. The tiled bathroom includes a Wc, washbasin and vanity unit with storage cupboards, bidet and bath with shower.
Roof Terrace and Utility Room
Leaving the apartment through the front door, taking the external staircase leads up to the roof which is shared with our one downstairs neighbour, and includes a utility room with plumbing for a washing machine and space for a tumble dryer, also including the gas boiler which provides central heating to radiators throughout the apartment, while the spectacular roof terrace is the perfect spot for al fresco dining.
Girona
It´S difficult to overstate the benefits of living in Girona, and whether you´re planning to retire here, or looking for a holiday home, the apartment is perfectly suited to all-year-round living. It´S also well situated for working in Girona itself, or for commuting to Barcelona by the excellent 40 minute train service. And with the historic Jewish quarter renowned for the delightful medieval atmosphere of its maze of meandering alleyways, it's no wonder Girona has become such a desirable place to live.
